Sunnyvale's downtown is in the midst of a generational transformation. Murphy Avenue — between West Washington and West Evelyn avenues — is currently closed to vehicles and being converted to a permanent pedestrian-only mall, with construction underway following the City Council's adoption of a conceptual design in November 2024. The broader Cityline development on a 36-acre site in the downtown core continues to add office towers, apartments, retail, and a movie theater. Sunnyvale's 18% office vacancy rate compares favorably to neighboring cities, with Santa Clara at 21.9% and Mountain View at 30.5% but questions remain about whether the downtown is designed to serve all residents, including families with children, or primarily office workers and affluent renters.
